What is WardCo Industrial Park & Storage?
WardCo is a 14-acre tract of land that has 4 acres of industrial buildings and 10 acres of wooded wetlands that was once the famous Cypress Gardens Water Ski Factory. We rent space to a small group of manufacturers and folks that have personal storage here. We have plenty of parking and turn around area for large RV’s, boats, campers, etc.
Who do you have as tenants in your industrial warehouses?
We have 4 -20×50 spaces for personal storage, and our commercial business tenants included:
- BESCO a business that refurbishes industrial coffee machines
- RS&R Maintenance – an industrial welding company
- Exclusive Detail – an automotive detailing business
- A Ward Design – Cabinets and custom wood/plastic fabricators
- Unknown Smoker Accessories – manufacturer of Weber grill stainless hinges

How long have you been open for RV parking?
We have been open for 10 years but catered to the Tractor Trailer parking needs of local drivers with just a few RV’s. After years of heavy truck traffic, we realized it was destroying the concrete driveways and walk ways along with the entrance to our facility. So, last year we decided to eliminate the tractor trailer parking and only allow lighter RV, boat, and camper storage.
What can I park there?
Almost anything except tractor trailers (18 wheelers). Our parking spaces are 12’ wide and most are 50’ deep. Recreational Vehicles, Boats, Cars, Trucks, Personal Watercraft, Trailers, Campers, or just call and ask, or send us a picture.
How many parking spaces do you have?
We will have room for almost 100 RV’s! Because we are transitioning from tractor trailer parking to RV parking we have about 50 spaces ready right now. We are in the process of clearing out more of the land and adding additional space as we begin to fill up.
How much does it cost to park at WARDCO?
We rent monthly spaces at present for a flat rate $50.00 per month, we offer a free month if you pay a year in advance. If you refer a new customer that signs up and pays for a year in advance you get a free month.
What happens if we pay for a year in advance and then decide not to stay a whole year?
We will give back your money by prorating your time here to the next month but you will forfeit your free month for paying in advance.
Is the property gated and locked?
Yes, we have a chain-link fence gate with a combination lock that is locked every night. The combination is given to tenants and parkers. The property is secured by a fence along the roadway and abuts the wetlands on 2 sides. We are in the planning process of installing a new electric gate at the entrance that will have unique gate codes for every tenant
Do you video surveillance?
Yes, we have multiple security cameras that records directly to the internet 24/7
Is it easy to get in and out?
Yes, the entrance is wide enough to have large RV’s go in side-by-side! We also have plenty of room for backing and turning around. Very easy access and turning around.
What is happening in the future?
- Electric gate-We are planning a new electric gate with the ability to open the gate with a remote-control gate opener and a key pad.
- Fencing – We are going to (as we fill up) be installing a chain-link fence along wetlands to prevent the brush and weeds from growing inward on the property.
- More lighting. We have great (TECO) lighting now that keeps our property well lite at night but we intend on switching to more economical LED lighting.
- We will be offering metal carports (shaded parking) to folks that sign a 5 years lease.
- We will be offering a cleaning area complete with washing and vacuum capabilities
What do I need to get signed up?
- You will have to provide proof of (current) insurance on your equipment
- We will need a copy of your driver’s license
- We will need the tag number/registration number of the vehicle/equipment you are parking at WardCo.
What other information should we know respect to the parking area?
- Engine and Drivetrain maintenance and/or repair work is NOT allowed on the premises.
- Please don’t ask to borrow tools from any of our tenants
- We have no sewage dump or gray water dump available
- We have no clean potable water to fill your tanks (at this time)
- We have no wash area (at this time) to wash your vehicles
- We have no waste receptacles (dumpsters) for trash or anything else, trash must be taken with you and not left on the premises
- There are no restroom or shower facilities available at WardCo
- There is no fuel available but there are two gas stations less than 2 miles away
- Be respectful to your neighbors and leave pop-outs closed
How far is WardCo from:
- Lake Summit boat ramp is exactly 2 miles away. This ramp is right across from LEGOLAND and can launch large and small boats and has about 20 spaces for parking car and trailer.
- Roe Park Boat ramp (Lake Shipp) is 1.5 miles away and is very close to all the restaurants and bars located on the chain. This is Winter Havens largest boat ramp and includes bathroom facilitates. It’s adjacent to Harbor Side Restaurant, a very boat friendly great place to eat. This boat ramp is also closest to Marine Supply, a full-service boating center including non-ethanol boat gas
- Marine supply is 2.6 miles by car, but if you put in at Roe Park it only a 10-minute boat ride into Lake May
- WaWa is 2.1 miles and has Diesel Fuel, Regular/Mid-Grade/Premium gas and non-ethanol gas
- Sunoco is 1.9 miles away and has all the same fuel as WaWa except non-ethanol
- Fast food – Lot’s of fast food 2 miles or less.
- Good sit down food -Harborside is 1.3 miles and is a great quality restaurant and bar
